Does your mortgage leak money?

When to Refinance

The fees in the survey don't include taxes, insurance or prepaid items such as prorated interest or homeowner association dues.

When weighing whether to refinance, homeowners typically are urged to consider how many months of lower payments it will take to recoup the closing costs of the new mortgage.  Yet, if you are able to refinance at no costs, which the costs are paid by the rate premium, and your rate is dropped by at least .500%, you shall not hesitate and immediately proceed.   The reason is that you drop the interest rate of your mortgage loan at no costs and ready to do another refinancing again and again if the rates drop in future since there are no costs to recoup at no costs mortgage loans.
